This structural cantilever allows the upper residential floors to gain unobstructed views of Central Park, significantly increasing the asset value of the units.
STRUCTURAL ENGINEERING AND STABILITY
The structural system, engineered by WSP, employs a high-strength reinforced concrete core acting as the primary spine of the building. This core is supplemented by a perimeter moment frame that enhances lateral stiffness.
To manage the eccentric gravity loads caused by the massive cantilever, a system of rigid shear walls transfers the load back to the central core. The floor plates are constructed of high-modulus concrete, designed to minimize deflection and vibration perception for residents.
The building relies on a large Tuned Mass Damper (TMD) located at the crown of the structure. This device, weighing approximately 544 metric tonnes (1.2 million pounds), serves to counteract the accelerations caused by wind-induced vortex shedding. By oscillating in opposition to the building's sway, the TMD reduces lateral movement, ensuring occupant comfort during high-wind events—a critical requirement for ultra-luxury residential skyscrapers.
VERTICAL TRANSPORTATION SYSTEMS
Otis Elevator Company supplied the vertical transportation system for Central Park Tower. The building utilizes high-speed traction elevators capable of traveling at speeds up to 10 meters per second (2,000 feet per minute).
The elevator system is divided into distinct zones to separate service traffic from residential access. The motors and hoisting machines are custom-engineered to handle the extreme travel distances, utilizing specialized braking alloys and polyurethane-coated belts to reduce noise and vibration transmission to the residential units.
FACADE AND ENVIRONMENTAL PERFORMANCE
The curtain wall system is composed of insulated glass units (IGUs) and stainless steel spandrel panels. A unique feature of the eastern façade—the side facing the cantilever—is the use of zinc cladding. Zinc was selected for its non-reflective properties to prevent solar glare from reflecting onto neighboring buildings, addressing specific zoning and environmental concerns in the dense context of Manhattan.
